Community Development District (CDD) is a unit of special purpose government authorized by Florida Statute Chapter 190. The CDD is responsible for the common areas and amenities of Mirabay. These common areas and amenities include but are not limited to the seawall (which is owned by the CDD, not the homeowner), all the areas landscaped and mowed by Kim's Landscaping, the clubhouse, lagoon room, gym, pool area, tennis and basketball courts.
The CDD has the power to set a budget and tax its residents based on frontage of their property. In Mirabay, a 100-foot lot has a factor of 1.00. A 70-foot lot has a factor of .70. The Villas have a factor of .40, and the townhouses have a factor of .25.
